Same Electricals Limited undertook the complete electrical installation of a newly constructed granny annexe in Alston. The project required a new dedicated electrical supply to be taken from the existing property, providing the annexe with its own RCBO & SPD protected consumer unit. Designed as fully electric accommodation, the installation included electric space heating, electric hot water, power, lighting and a dedicated electric shower circuit.
Working alongside Herbs Huts Limited, we designed and installed an electrical system that not only met the client's functional requirements but also complemented the high-quality interior finish through the use of premium equipment and polished brass wiring accessories.

Project Brief
Our client required a totally new electrical installation to serve a granny annexe while maintaining compliance with current wiring regulations and allowing future maintenance to be carried out safely and efficiently.
A dedicated sub-main supply was installed from the existing dwelling via a switch fuse incorporating a 50A fuse before feeding the annexe consumer unit using 10mm² SWA cable, the SWA cable previously installed by another contractor was not of long enough to terminate directly into the consumer unit. Rather than replacing the entire cable run, we designed a compliant solution by installing an IP-rated external joint enclosure utilising suitably rated insulated connector blocks, allowing the installation to be completed safely while maintaining mechanical protection and environmental sealing.
The completed installation included:

- Electric radiator circuits.
- Premium polished brass switches and socket outlets.
- Full inspection, testing, certification and client handover.
Project Challenges
Although the installation itself was a straightforward new-build project, several challenges required careful planning to ensure a high-quality finished installation. The principal issue involved the incoming steel wire armoured cable, which had been installed prior to our involvement by a landscaping contractor. During initial measurements, the cable was found to be too short to terminate directly into the new consumer unit.
Replacing the entire cable would have resulted in large scale unnecessary disruption and additional cost. Instead, a compliant solution was designed using an external IP-rated enclosure housing suitably rated insulated connector blocks, allowing the sub-main to be safely extended whilst maintaining the integrity of the armoured cable installation.
As the annexe was designed to be fully electric, careful consideration was also given to load distribution across the installation. Dedicated circuits were provided for the electric shower, heating and hot water systems, with the shower supplied via a contactor to provide reliable switching and reduce stress on the control equipment.
Finally, the client had selected polished brass accessories throughout the property. Particular attention was paid during installation to ensure every accessory was perfectly aligned and finished to complement the overall aesthetic of the completed annexe.
